Primary Duties:
The successful candidate’s responsibilities will include, but not be limited to:

•Ensuring that the MDA vacancy list and the “occupation” at the building corresponds
•Management of Building Managers, Handyman and Cleaners (direct and outsourced)
•Management of Security Company at the building.
•Arranging and attending monthly BM meeting.
•Submitting monthly reports of all Building Inspections.
•Removal of undesirable tenants from buildings.
•Ensuring that Clearances are done timeously to ensure rapid deposit refunds.
•Assisting the Accountants with the monthly variances.
•Supplying the BM with the necessary tools and skills training to ensure positive result.
•General maintenance: quotes / issuing of job cards / managing jobs done at building.
•Management of lease renewals.
•Ensure increased rental income / reduce vacancies.
•Monitor the buildings performance against budget and expenditure.
•Ensuring all budgeted expenses have been attended to within the budgeted time frame.
•Deliver a high standard monthly and quarterly report.
•Monitor cancellations of lease agreements.
•Motivate upgrades and improvements as and when these are deemed necessary.
•Completion of monthly audits on current service providers.

Secondary Duties:

•Building tenant / landlord relationships
•Compilation of annual budget
•Maintenance of building information on internal system
•Building tenant/landlord relationships
•Problem solving and have analytical thinking

•Grade 12 (Matric)
•Property Management related qualification
•Real estate NQF4 qualification – completed
•Estate Agencies Affairs Board Examination passed
•MS Office: especially Excel – Essential
•Knowledge of MDA Property System Software – Desirable
•With a minimum of 2 years relevant experience
